The Nailing Fin Difference
A new-construction window has a nailing fin (sometimes called a flange) around the perimeter of the frame. That fin gets fastened directly to the sheathing, then integrated into the water-resistive barrier (WRB) and flashing before siding or trim ever goes on. A replacement window, by contrast, is built to fit inside an existing frame with no fin, relying on the old frame and trim to carry the weatherproofing. You cannot substitute one for the other and get a correct result — the whole flashing sequence is built around which type you're using.
Why This Matters for a New Build
On a new build, you have the opportunity to do this the right way from bare sheathing, with full access to integrate flashing tape, WRB laps, and sill pans exactly the way the window manufacturer and code require. That's an advantage over almost any retrofit situation. The Parts of the Install That Actually Determine Whether It Leaks
Flashing and WRB Integration
Flashing tape at the sill goes down first, lapping over the WRB below it. The window's nailing fin gets sealed and taped at the sides and top, shingle-style, so every layer sheds water down and out — never in behind the layer below it. Get this lap order backwards and you've built a funnel instead of a barrier.
Sill Pans and Sloped Sills
A back-dammed sill pan under the window gives any water that does get past the frame a path back out, instead of a path into the wall cavity. Combined with a slightly sloped rough sill, this is one of the cheapest, most effective details in the whole install — and one of the most commonly skipped on production-grade work.
Sealant — Where It Belongs and Where It Doesn't
Sealant is a backup to correct flashing, not a substitute for it. It also needs to be left out of specific spots — most importantly, the bottom of the exterior flange is typically left unsealed so any water that does get behind the cladding has somewhere to drain out, rather than being trapped in the wall.
What a correct install includes, at minimum:
- Rough opening checked for level, square, and correct dimensions before the window ever gets set
- Sill pan or sloped sill flashing installed and lapped under the WRB
- Window set, shimmed plumb and square, and fastened per the manufacturer's schedule
- Flange taped and flashed at jambs and head in the correct shingle-lap order
- Sealant placed only where it's specified, with drainage paths left open at the base
- Interior air seal completed separately from the exterior water seal
- Final check for proper operation — the window should open, close, and lock smoothly before we call it done
How We Sequence the Work on a New Build

- Install sill pan flashing and any required back-dam
- Set and shim each window plumb, level, and square
- Fasten per manufacturer spec and integrate flashing tape into the WRB

- Tie in trim and siding once the opening is fully sealed
- Walk every window for operation, seal integrity, and hardware function before sign-off
